Our company is seeking a professional and responsible individual to fill the role of Associate Project Manager; someone who can help plan projects and establish the criteria by which project success will be measured. The successful candidate will be responsible for establishing project coordination and inspection criteria, reviewing project designs, and ensuring the proper implementation of project elements. Duties and Responsibilities:
- Design coordination among the engineers and obtaining city permits,
- Planning & Zoning and building permit processes.
- Negotiate construction contracts and oversee the ground up construction ensuring accuracy of contractor budgets, schedules, project plans, resources and quality.
- Develop project budget including hard and soft costs.
- Assist in project scheduling and project decisions which may include, but is not limited to: site improvements, entitlements, permits, consultant selection; design team management, schedule creation and management, contractor selection and management.
- Assists in or assembles and manages required teams of designers, consultants and contractors.
- Acts as a liaison between the project manager and the technical disciplines involved in each project. He/she will be the primary technical point of contact.
- Cooperate and communicate effectively with project manager and other project participants to provide assistance and technical support
- Develops project objectives by reviewing project proposals and plans, then confers with management
- Collaborates with the Project Manager to create more efficient methods and maintain profitability
- Determines project specifications, completes technical studies and prepares cost estimates
- Prepares project status reports by collecting, analyzing and summarizing information and trends; recommends actions
- Review engineering deliverables and initiate appropriate corrective actions
- Monitors compliance to applicable codes, practices, QA/QC policies, performance standards and specifications
- Responsible for schedule preparation, pre-planning and resource forecasting for engineering and other technical activities related to the project
- Familiar with working with the city to obtain permits and approvals
- Perform overall quality control of the work (budget, schedule, plans, personnel’s performance) and report regularly on project status
Qualifications and Skills:
- Bachelor’s Degree in a relevant field of Civil Engineering or Construction Science
- 3+ years’ experience in the land development, city permitting, project planning or construction industry experience of high rise apartment buildings
- Prior Development experience is preferred
- Firm knowledge of construction, including in construction cost estimating, of architecture, including in interpreting construction drawings, or commercial real estate industry.
- Demonstrates capability to read, understand and apply standard documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Requirements and Expectations:
- Must be experienced in Revit, AutoCAD, MS Office and Bluebeam
- Must have strong written and verbal communication skills
- Field Management experience is a plus
- Must be familiar with rules, regulations, best practices and performance standards
- Decision making ability and leadership skills
- Time management and organization skills
